Functions/Risk & Environmental
Manage risks proactively
Climate and environmental risk analysis — identify contaminated land, flood risks, climate impact, and taxonomy requirements for each property.
Climate and sustainability assessments
Understand climate and environmental risks for your properties — quickly, clearly, and in one place.
Kliva visualizes and manages data based on the Atrax model. We interpret geo-data from public agency sources such as SMHI and MSB. Each property is automatically assessed against a range of risks — from flooding, cloudbursts, and wildfires to ground radon, contaminated land, and extreme heat. The result is presented as an overall assessment in a traffic light format: green for low risk, yellow for medium, and red for high.
You can work at two levels. View a single property for an in-depth review of each risk category. Or switch to the portfolio view for an immediate overview of your entire portfolio — filter, compare, and identify outlier properties.
Suitable for initial screening before acquisitions, ongoing risk monitoring, and sustainability reporting. Export the report directly for internal use.
- Flooding, cloudbursts, wildfires, soil radon, contaminated land, and extreme heat
- Aggregated assessment in traffic light format (low/medium/high)
- Detailed view per property and overview at portfolio level
- Filter, compare, and identify properties that stand out
- The Atrax model as a classification basis
- Geodata from SMHI, MSB, and other government sources
- CSRD and Taxonomy reporting — built on the Property Graph, enabling traceability of every reported figure to its source
- Export the report directly for internal use
All data compiled. Decisions on a solid foundation.
Social index (Kliva)
Social conditions around the property — built on public statistics
The social index is our own index. It replaces the third-party index we used to license and is built directly on public statistics. It describes five dimensions of the social conditions in the area around a property.
Five dimensions
- Service: Proximity to school and healthcare (Sweden). In Finland also public transport reachability.
- Safety: Reported burglary and violent crime. Sweden only — no equivalent Finnish source exists yet.
- Cohesion: Municipal election turnout and children's participation in sports.
- Wellbeing: Income, unemployment, economic standard and sickness absence.
- Life chances: Education levels, youth not in education or work, and child poverty.
How we measure it
- We use public sources and name them: Kolada and Statistics Sweden (Sweden), Statistics Finland / Paavo (Finland), OpenStreetMap (points of interest) and Digitransit for public transport routing — Digitransit applies to Finland only, we do not use it for Sweden.
- Granularity is not the same for every indicator. Many indicators resolve to a small area — RegSO and DeSO in Sweden, postal code in Finland. We show the finer level wherever the source supports it, and the municipality level where it does not. We do not smooth over the difference.
- Where a market has no source for something, we say "not available". Finnish crime data is one such case. We do not estimate it and we do not hide the gap.
Sources
Compare it nationally
For the indicators that support it, we show how the area compares to the rest of the country — not just a label, but its position in the actual national distribution: percentile, quartile and national average. That makes it possible to judge whether a result is a small or a large deviation from typical.
Position in national distribution
In the product, the eye icon next to a distance draws a line to the actual nearest place on the map, from OpenStreetMap data.
