We spoke with property development and sustainability experts at HSB Stockholm about how they use Kliva to make faster, data-driven decisions.

The collaboration between Property Development and Sustainability is central to HSB Stockholm.Rikard Ståhl works as Head of Property Development, focused on identifying new acquisitions and developing the portfolio. This work aligns with the strategic environmental efforts led by Åsa Stenborg in her role as Head of Sustainability. To ensure these ambitions are realized, the Sustainability Controller Lisette Alfthan for the ongoing analysis and control of all sustainability data.

From 'asking for permission' to direct access

Before Kliva, the work involved piecing together information from authorities, utility providers, and suppliers to obtain details such as zoning plans, building permits, infrastructure, and risks.

"Previously, we almost had to 'ask for permission' to get the data we needed. Now everything is consolidated in one place. This allows me to make accurate assessments for acquisitions and renovation projects in a fraction of the time."

    — Rikard Ståhl, Head of Property Development

    Climate Risks in Focus

For the sustainability team, Kliva has become the engine for climate risk analysis. They now work hypothesis-driven instead of starting from scratch.

"We can quickly identify which properties are in risk zones. This allows us to direct resources where they are most needed. The map view and risk gradings provide an immediate understanding of the property's profile—without a physical visit."

    — Åsa Stenborg & Lisette Alfthan

The goal is clear: Climate risks will now be integrated into all renovation and maintenance plans.

From Ancient Remains to Fallen Trees

Kliva highlights details that could otherwise lead to costly delays. Rikard recounts discovering ancient remains on a property early in the process—critical information that typically emerges late, causing significant delays.

The benefit is also evident in daily operations. When a tree fell over a power line on a plot where HSB lacked an active electricity contract, the question arose: who to call? Instead of a time-consuming investigation, the infrastructure function in the platform was used. With a few clicks, the correct grid owner was identified, and the issue was reported directly.

"We fought to start using Kliva, so the answer is simple. Yes, we recommend it!"

    — Åsa Stenborg, Head of Sustainability

Rikard adds:"It is a great advantage in our daily operations that everything is consolidated."
